Start with the total amount you can spend each month and the places you will travel to. Two apartments advertised at the same price can have very different energy, parking and transport costs. This guide focuses on choosing a property; the long-term rental guide explains the contract.
Understanding a listing
- 1-izbový, 2-izbový and 3-izbový count living rooms, not just bedrooms. A two-room apartment usually has one bedroom and a living room; check the floor plan.
- Nájomné means rent; energie or služby means energy or services. Cena vrátane energií includes energy, but ask whether this is a fixed payment or an advance subject to reconciliation.
- Depozit/kaucia means deposit; provízia means commission; zariadený means furnished; nezariadený means unfurnished. Ask for an inventory if furnishing is partial.
Where to search and how to check an offer
Use Nehnuteľnosti.sk, Reality.sk and TopReality.sk for an independent search; links are below. Compare listings from the same week with similar room counts, condition and included charges. The archive price ranges have been removed because they are not a verified October 2026 market estimate. Agency commission is a contractual fee, not a mandatory government charge. Establish its final amount and payment trigger before the viewing.
Match the signatory’s identity to the owner in the cadastre; the official CICA service provides an informational ownership extract. Ask representatives for authority to act and subletters for their lease and the owner’s consent. An ownership extract neither replaces a viewing nor proves that the person messaging you is the owner. Requests for payment before viewing, courier-delivered keys and pressure to pay immediately warrant further checks.
Choose a street and a commute
Avoid labelling whole neighbourhoods good or bad. Visit the actual building in the morning and evening to check road or nightlife noise, lighting, smells, common areas and the walk to public transport. Families should try the school route with their child; commuters should compare transfers and evening return services. For top floors, check summer heat and the lift; for ground floors, privacy and damp. Distance from the centre alone is a poor guide.
A garage space should be explicitly included in the contract. Renting does not automatically qualify you for a PAAS resident card: permanent residence in the zone and an eligible relationship to the vehicle matter; tenants may also need the owner’s consent. A foreign national with temporary residence should not assume a lease is sufficient. Check eligibility with PAAS before signing if you drive daily.
A total-budget example
Illustration, not a market quotation: €750 rent + €180 service advances + €25 internet + €90 garage = €1,045 per month. With a €1,860 deposit and an agreed €750 commission, starting cash is €1,045 + €1,860 + €750 = €3,655, excluding moving and household purchases. The deposit ties up cash; commission is a separate expense. Check whether commission and parking include VAT and which service payments are reconciled.
Questions before signing
- Who may live there, are children and pets accepted, and what keys and furniture are provided?
- Can the landlord supply accommodation evidence, and who will sign it?
- How are charges adjusted for household size, how is the deposit returned and who pays for repairs?
- What are the early-exit, rent-increase and renewal terms? Obtain a draft contract before transferring money.
